Modernization of a three story early education center
The Children’s Corner Day Care Center, located in the Brownsville neighborhood of Brooklyn, is a 20,000 SF freestanding child care facility. We were hired by the building owner to design and execute an approximately $1 million modernization and renovation of the facility, as part of a lease renewal agreement with the Administration of Children’s Services. The work included replacing all of the facility HVAC units, exhaust fans, roofing, lighting, plumbing fixtures, and finishes. The primary project challenge was to ensure that all of the stakeholders understood and carried out their respective responsibilities, especially the program operator and building owner. As an actively operating child care facility, the protection of work completed by the contractor quickly became the responsibility of the operational maintenance team. To limit the risk of damage to the finished construction, we needed to facilitate proper communication and planning between construction and operations teams. Additionally, work in circulation areas, on HVAC units, and the rooftop play area was coordinated with the operator to minimize necessary disruptions to the program.
New Finishes and Upgraded Envelope
Interiors were refinished in inexpensive, durable materials, including vinyl and porcelain tile. The roof was replaced, and resurfaced with rubber playtiles and artificial grass. The masonry facades were repointed and refinished with a cementitious coating.
